Terrazzo Restoration and Refinishing

Although Terrazzo was sold as a low maintenance floor system, most Terrazo floors have had multiple coats of waxes or sealers applied to them to enhance the shine and protection of the floor. The same is true for Terrazo tiles. The challenge with waxing Terrazzo flooring is it is no longer considered low maintenance as it requires constant stripping and re-applying of waxes to maintain the look of the floor. Most Terrazzo sealers eventually wear off, especially in high traffic areas, and need to be stripped and re-applied since any repairs to the wear areas are difficult to conceal.

The current procedure for Terrazzo restoration requires first stripping and cleaning all waxes, sealers, dirt and grime from the floor. Seldom will any scrubbing, cleaning, and bleaching return Terrazzo to its original condition. If the Terrazo is severely stained or has been damaged, it may possibly be restored by diamond grinding and polishing. Terrazzo repair may be necessary if the stain is too deep to be mechanically ground off and then it may be necessary to remove and replace the damaged area.

While many facility maintenance, janitorial and restoration companies adhere to the old form of stripping and waxing; some have progressed to polishing Terrazzo using diamond abrasives for grinding, honing, and polishing the surfaces. The challenge with refinishing Terrazzo, especially Terrazzo floors using conventional diamond grinding, is the process is typically expensive, slow, laborious and messy, requiring heavy grinders and large amounts of water on the floor to reduce diamond glazing and damage to the floor. In most cases, the floors still have to be stripped before the grinding process can begin.

Once the desired shine is achieved which may require additional steps using resin diamond abrasives the floor is sealed and protected with UltraGuard, which provides up to 24 Hour Stain and Etching Protection from vinegar, coffee, ketchup, mustard, mayonnaise, wine, pop, phosphoric, sulfuric, muriatic acids.
